What Is Chimney Flashing and Why Does It Fail?
Step Flashing โ Individual L-shaped metal pieces woven between each shingle course as they travel up the chimney's sides. Directs water sideways off the chimney and onto the shingles below.
Counter Flashing โ Metal pieces cut into the chimney mortar joints and folded down over the step flashing. Prevents water from traveling behind the step flashing and into the house.
Why it fails in Connecticut:
- Freeze-thaw cycling โ Connecticut's winters cause repeated expansion/contraction that works mortar out of joints, allowing counter flashing to pull free
- Poor original installation โ Many CT roofers use caulk instead of proper cut-in counter flashing. Caulk fails within 3โ7 years
- Galvanic corrosion โ Aluminum flashing against copper or steel elements creates electrolytic corrosion
- Age โ Most aluminum flashing has a 15โ20 year lifespan. Many Connecticut homes have flashing far older than this
Signs of Failed Chimney Flashing in CT Homes
- Water stains on walls or ceiling near the fireplace or chimney
- Peeling paint or wallpaper near chimney walls
- Musty smell in rooms adjacent to chimney
- Daylight visible around chimney from inside attic
- Visible gap between flashing metal and chimney brick
- Rust staining on chimney brick below the roofline
- Bubbling or lifting paint on siding near chimney
- Caulk used as "flashing" โ black blobs at the chimney/roof junction
