What Causes Efflorescence on Connecticut Brick?
- Water penetrates masonry through porous brick, cracked mortar, or failed flashing
- As water moves through the masonry, it dissolves soluble salts (calcium, sodium, magnesium, potassium) naturally present in brick, mortar, and concrete
- When the salt-laden water reaches the surface, the water evaporates
- The salts remain โ deposited as white, gray, or yellowish crystalline staining
- High annual rainfall (45โ50 inches) provides constant moisture drive
- Freeze-thaw cycling repeatedly opens and closes micro-cracks in masonry
- Coastal communities add sea salt to the equation, accelerating deposits
- Older CT homes often have high-lime historic mortars that are particularly salt-rich
Is Efflorescence a Sign of Serious Masonry Problems?
Think of efflorescence as your masonry's way of telling you: "Water is getting in here."
When efflorescence is less concerning:
- On new construction or recently repointed brick โ common as residual salts work out over the first 1โ2 years
- Isolated deposits that don't grow or recur after cleaning
- On a dry summer with no accompanying crack or mortar damage
- Spreading or recurring despite removal
- Accompanied by mortar joint cracking or brick spalling
- On chimney below flashing line (indicates flashing failure)
- On foundation walls (indicates hydrostatic pressure or drainage failure)
- Interior efflorescence on basement walls (indicates active water infiltration)
How to Remove and Prevent Efflorescence on CT Brick
Dry brushing with a stiff-bristle brush removes fresh, dry deposits. For stubborn staining, a diluted muriatic acid solution (1 part acid to 10 parts water) applied carefully, allowed to dwell briefly, and thoroughly rinsed will remove most efflorescence. Always wet the surface before applying acid. Always wear eye protection and gloves.
Professional cleaning: Chemical cleaning with efflorescence-specific products is safer and more effective for widespread staining or sensitive historic masonry. Cost: $300โ$800 for a typical chimney or wall section.
Prevention (What Actually Matters)
Removing the stain without fixing the source is a temporary cosmetic fix โ the deposits will return.
- Repoint deteriorated mortar joints โ The primary moisture entry point in most CT brick
- Repair chimney crown and cap โ Prevents water infiltration from above
- Apply vapor-permeable masonry water repellent โ Siloxane-based products allow moisture vapor out while blocking liquid water in. NOT film-forming sealers, which trap moisture
- Correct grading and drainage โ Foundation efflorescence requires addressing exterior drainage
